Large commercial real estate

The larger the asset,
the less room there is for error.

We write for thousands of commercial units across the United States. A major placement has to account for construction, financing, occupancy, income, management, deadlines, and the way the property actually operates.

Isaak was actively involved in substantial commercial real-estate transactions before and alongside his brokerage work. He understands acquisitions, financing, ownership structures, construction, and what lenders, owners, and underwriters need from one another.

Difficult risks

A prior decline
does not end the conversation.

Some buildings come with difficult construction, unusual occupancy, or a loss history that makes the first answer easy: no. We start by finding out why.

Long-standing relationships with leading admitted carriers give us a better conversation. We work with the owner to improve the file, address the property where possible, and present the risk in a way an underwriter can evaluate. That approach has helped us secure approval for substantial risks after previous declinations, including difficult-to-place buildings and challenging loss histories. When the risk supports it, we work toward first-class admitted carriers.

There is no guaranteed market for a difficult account. But there is a difference between sending the same submission again and doing the work needed to change the answer.

The details that change a claim

A policy is only useful
when it responds to the loss.

We do not place coverage just to complete a file. We look at the property, the operation, and the loss scenarios that could matter, then test the wording for gaps—exclusions, deductibles, sublimits, valuation, business income, liability, and more. Those details can decide whether a serious loss is manageable or financially devastating.

Values & valuation

Does the building limit reflect current costs? Are contents, equipment, and declared values accurate?

Income & extra expense

Coverage should follow how the property earns money, including rental or business income and the time needed to recover.

Exclusions, deductibles & sublimits

We identify the restrictions and carve-outs that can quietly reduce a claim.

Construction, occupancy & protection

The roof, wiring, plumbing, sprinklers, security, vacancy, and tenant use all affect the terms available.
